A fake realtor who takes money for selling an apartment and disappears is one of the most common methods of fraudulent re-registration of housing, real estate lawyer Irina Nigmatullina said on July 9.
"It all starts with elderly people coming to agencies themselves and asking to sell their apartment so that they can buy a new one, for example, closer to their children. The apartment is sold, the elderly person receives the money, and immediately becomes the victim of a fraudster who, under the guise of a realtor, comes to his home and offers him a "gorgeous option that must be taken now." The latter disappears with the money," she explained to Gazeta.Ru.
Nigmatullina recommended that in a situation where an elderly person needs to sell an apartment and immediately buy a new one, an alternative transaction be carried out: simultaneously selling the old apartment and buying a new one. Then the seller will not have a huge sum of money on hand, which is what scammers are after.
The second fraudulent scheme the lawyer mentioned is a technological one, in which instead of the owner selling the apartment, the buyer communicates with the fraudster. The owner can allegedly discuss the deal exclusively on Zoom, but in fact, instead of him there is a fraudster, whose face was generated by a neural network. One of the possible scenarios for this scheme is the buyer's call to urgently make a deposit before the documents are checked. Once the fraudster receives it, he will stop communicating.
Nigmatullina named the third fraudulent scheme as the sale of real estate using forged documents. According to the lawyer, it is possible to forge both a power of attorney for the sale of an apartment and documents on the right of ownership of it. The expert urged to treat the documentation responsibly and store it in places inaccessible to other people, for example, tenants of the apartment. Then troubles with fraudsters can be avoided.
On June 19, the official representative of the Investigative Committee of the Russian Federation Svetlana Petrenko reported that members of a criminal group had been detained in Moscow, which in the period 2010-2024 seized the property rights to more than 60 apartments using falsified documents. The members of the group caused damage in the amount of more than 250 million rubles. More than 40 people were detained in the case, and the Russian National Guard Special Rapid Response Unit took part in the detentions .
